How the Mortgage Payment Calculator works
A mortgage payment has more than one moving part. The amortized principal-and-interest payment is determined by the amount borrowed, term, and interest rate. A practical housing budget should also include property taxes, homeowners insurance, association dues, and mortgage insurance when it applies.
Method: M = P × r(1+r)^n ÷ ((1+r)^n − 1), plus monthly taxes, insurance, and association dues.

Compare the full estimated housing payment with your present housing cost and monthly cash flow. The interest total demonstrates why a lower rate, larger down payment, or shorter term can materially change the lifetime cost even when the monthly difference looks modest.
Assumptions and limitations
This estimate excludes closing costs, mortgage insurance, changing taxes or premiums, adjustable rates, and lender-specific fees. Obtain a Loan Estimate before making a commitment.
Recalculate when rates, balances, income, goals, or time horizons change. A useful estimate is a range built from several plausible scenarios, not a single precise-looking number.
